Short Form Policy Fee
Required fee for an abbreviated Lender coverage policy. This version incorporates all of the terms and provisions of the ALTA Loan Policy, which is designed to be delivered to the lender at closing.
Survey Fee
Fee paid to a professional surveyor to perform an inspection of the physical boundaries of the land pertaining to the subject property and to prepare a drawing and description of the boundaries, improvements (such as buildings, fences, pools, etc.) and any encroachments and/or easements on the land.

Wire Transfer Fee
Fee for wiring funds in connection with the loan.
Condominium
Fee paid to title company for issuance of an endorsement to a title policy for condominium properties. Among other provisions, it insures the unit was created as part of a legal condominium project; there are no outstanding liens for condominium assessments to take priority over insured mortgage and there will be no failure of title due to right of first refusal.
Planned Unit Development Endorsement
Fee paid to title company for issuance of an endorsement to the title policy for planned unit development properties such as a townhouse, patio home or single family residence.
Survey Endorsement
Fee paid to title company to insure that the description of the land displayed in schedule A is the same as the land shown on the survey.
Variable Rate Mortgage Endorsement
Fee paid to title company for issuance of an endorsement to a title policy for a loan with a variable interest rate. Insures against loss of priority, unenforceability or invalidity of the insured mortgage due to provisions for changes in the interest rate.
Variable Rate Mortgage - Negative Amortization Endorsement
Fee paid to title company for issuance of an endorsement to a title policy for a loan with a variable interest rate. Insures against loss of priority, unenforceability or invalidity of the insured mortgage due to interest on interest or an addition of unpaid interest to the principal balance.
Environmental Protection Lien Endorsement
Fee paid to title company for issuance of an endorsement to a title policy for residential property. Insures there are no environmental protection liens and there are no state environmental statutes containing super priority liens which would take priority over the insured mortgage (unless stated on the endorsement).
Restrictions, Encroachment, Minerals Endorsement
Fee paid to title company for issuance of an endorsement to a title policy to insure against violations of restrictions, encroachments over easements, building lines or property lines, and damage by reason of mineral development.
Lenders Coverage Premium
Fee paid to title company for issuance of lender's title insurance policy that indemnifies the lender in the event that clear ownership of property is challenged by the discovery of faults in the title.
Owners Coverage Premium
Fee paid to title company for issuance of owner's title insurance policy that indemnifies the owner of real estate in the event that his or her clear ownership of property is challenged by the discovery of faults in the title. (This coverage is optional.)
Settlement, Closing or Escrow Fee
Fee paid for settlement service provider to conduct the loan settlement and/or real estate closing transaction.
Total Endorsement Fee
Fee paid to title company for preparation of any necessary endorsements to the title policy/policies issued pertaining to the subject transaction.
Deed Recording Fee
Fee for recording trust deed, deed of trust, or other security instrument with the appropriate government entity based on the nature of the physical document (typically number of pages) and not based on the sales price or value of the property or loan amount being extended to the borrower.
Mortgage Recording Fee
Fee for recording mortgage with the appropriate government entity based on the nature of the physical document (typically number of pages) and not based on the sales price or value of the property or loan amount being extended to the borrower.
Mortgage Tax
Tax charged by government entities when mortgages for property are recorded.
Deed Tax
Fee imposed by states, counties or municipalities to transfer title or interest in real property.
